WHAT THIS EDITION CONTAINS
- 143 project and phase records with individual aerial context.
- A regional map and six city/community views.
- Published drawings or photographs for 73 records.
- 137 record-image associations using 133 distinct source images. Four associations reuse the Avila Ranch master-plan overview with explicit phase limits.
- Two approximately aligned plan overlays, with adjustable opacity and original source links.
- Notes on building form, land use, parking, traffic, construction, access and environmental review where documented. Unquantified effects remain identified as such.

READING THE MAPS
Gold outlines show assessor parcels explicitly named in reviewed project sources. They may include retained buildings, open space or unrelated campus land. They do not automatically define the new development footprint.

Cyan outlines and aligned drawings are approximate visual interpretations of published plans. Fine setbacks, easements, staging and final construction limits require the approved drawing set. Where a full footprint was not verified, no invented boundary is shown.

Aerial capture dates are unverified. Images were retrieved November 3, 2026. They show geographic context and are not proof of present construction progress. Credits: Esri, Vantor, Earthstar Geographics, and the GIS User Community.

Published renderings and plans show the proposal or design version identified by their source. Photographs, conceptual drawings, historical material and shared master-plan images are labeled separately. Source files can contain revisions or conditions not visible in a selected sheet. Original-source links require internet access.

COVERAGE AND LIMITS
Arroyo Grande, Grover Beach, Pismo Beach, Shell Beach, Oceano and San Luis Obispo. Shell Beach is within Pismo Beach; Oceano is unincorporated. County-fringe, Cal Poly and county-airport records retain their actual jurisdiction.

The 143 records include phases, completed references and concepts. They are not 143 unique active development sites or an exhaustive census of all permits. Do not add unit counts across overlapping master plans and phases.

Current status is only as strong as each dated source. A permit issue date is not proof of active construction, and a capital plan is not a funded construction contract. No new traffic, shadow, noise, view-loss or property-value study was performed. Conflicts, missing plans and unverified information remain explicit.
